Even before we approach the design, we research the local building and zoning standards. We frequently obtain a site survey right away, or this can be deferred until the design concept is developed further.
We will look at a few alternatives to the design. We can prepare drawings and sketches showing the various options, as well as 3-dimensional computer generated models. We are looking over many alternatives, to some depth.
Selecting from the various ideas generated during schematic design, we develop the design more fully. This phase adds a lot of information to the alternative that is selected, and we start to see how the parts of the house will work together. We bring up concepts that may provide tradeoffs in cost as well as the uses for the space. At this level, we may bring in the Contractor so that we can develop a working budget.
Using the approved design, we develop the drawings that are needed for the building permits and approval of the work to be done. This is essential to the work by the Contractor as well. We provide coordination in all aspects of dealing with this phase,
from preparing the technical drawings, the calculations, and the materials specifications.
Many interior and exterior features do not require permit approval, but will require detailed construction drawings to show how the finished appearance will look. We can prepare these at this stage, or defer that until construction is underway.
Bidding & Construction Administration
We hold regular meetings with you and the Contractor. These are opportunities to review the progress of the work and to anticipate where additional information is needed. We will communicate with the various trades to discuss their work, check the schedule, and coordinate the detail information as it is needed.
